TERMS & CONDITIONS 

Please read these terms and conditions carefully as they incorporate the basis upon which reservations are accepted by Cowaramup Bakehouse Pty Ltd trading at Rústicoq Bed & Breakfast. 

Making a reservation automatically accepts all the terms and conditions outlined hereunder. Cowaramup Bakehouse Pty Ltd reserves the right to change and/or modify any of these terms and conditions at any time without notice and such changes will become effective immediately. Please check these terms and conditions periodically for changes. The effective date of these terms and conditions is 15th March 2023. 

PRIVATE PARTIES & EVENTS 

UNDER NO CIRCUMSTANCES ARE PARTIES, FUNCTIONS OR SOCIAL GATHERINGS PERMITTED ON THE PROPERTY OR IN GUEST ROOMS. In the event that this clause is breached, the owner reserves the right to evict all guests immediately and payment will be forfeited. 

If you wish to host a private event for 8-40 people, this service is potentially available and can only be managed and catered for by Cowaramup Bakehouse Pty Ltd. All catering and event enquiries can be made to stay@rusticoq.com.au with prior consultation and approval required. 

NOISE Please be aware that noise complaints are a breach of terms and conditions and may result in forfeiture of your bond and/or termination of your booking. 

GUEST COURTESY 

For the comfort of all our guests, we ask that noise is kept to a minimum so everyone can enjoy a peaceful and comfortable stay. Non-registered guests are not permitted to visit Cowaramup Bakehouse Pty Ltd. 

MAXIMUM NUMBER OF GUESTS

The maximum number of guests must not exceed 2 people per guest room and a total of 10 people when renting the entire property. Single rollaway beds are available by prior arrangement to increase some room capacities to 3 guests. 

MAXIMUM CAPACITY PER ROOM 

Cowaramup Bakehouse Pty Ltd adheres to the following maximum suite capacities at all times except pre-arrangement and acceptance by Cowaramup Bakehouse Pty Ltd: 

NUMBER OF GUESTS 

Room 1 - 2 guests plus add 1 single rollaway bed, max 3 

Room 2 - 2 guests plus add 1 single rollaway bed, max 3 

Room 3 - 2 guests only 

Room 4 - 2 guests plus add 1 single rollaway bed, max 3 

ENTIRE PROPERTY 

8 guests plus add 2 single rollaway beds, max 10 

MINORS, INFANTS, BABIES & CHILDREN GUEST (age below 12 years) 

Cowaramup Bakehouse Pty Ltd strongly advises against minors, infants, babies and children staying unless the entire property is rented. When booking less than four guest rooms the property operates as a luxury premium guest house for adults. We reserve the right to deny access and request the guest to leave Cowaramup Bakehouse Pty Ltd. Cowaramup Bakehouse Pty Ltd also reserves the right to charge 100% of the accommodation reserved. Cowaramup Bakehouse Pty Ltd cannot accept any responsibility for injury caused to a minor, infant, baby and children. 

ROOM TYPES AND ALLOCATION 

The Room reserved in each reservation are guaranteed, specific suite/room numbers allocations are subject to availability upon check-in/arrival and cannot be pre-allocated or guaranteed. 

CHECK IN AND CHECK OUT 

Check-in/arrival time is from 14:00 (2:00PM). We allow guests to arrive earlier if the apartment/room is ready. Check-out/departure time is prior to 10:00 (10:00AM) - late check-out after this time will incur an agreed additional fee. If Cowaramup Bakehouse Pty Ltd is fully committed on the departure date, late departures or extensions not already confirmed will not be possible. Our cleaners are assigned to strict rosters around checkout and an overstay will result in a minimum penalty of $70 per hour. 

BEDDING REQUESTS 

Each guest room is equipped with a Queen/King size bed as advertised, these beds cannot be split into singles. The only way to achieve a twin room configuration is to add a rollaway single bed (not available in Room 3 as the room size will not suffice the addition of a single bed). If a rollaway single bed is required your preference needs to be requested at time of reservation and more than 24-hour’s notice is required. 

CANCELLATIONS 

Our standard cancellation policy requires reservation cancellations or changes to be advised to us by 2PM (14:00) hotel time, seven (7) days prior to arrival, except peak season in Christmas & New Year where one (1) month notice prior to arrival. If the guest does not arrive by 7PM (19:00) on the arrival date without alerting Cowaramup Bakehouse Pty Ltd, the reservation will be released and 100% of accommodation will be charged. Any pre-payments (if any) will also be forfeited. Over high demand and special event periods alternative cancellation policies may apply. The cancellation policy will be communicated during the reservation process and can be supplied in a confirmation email when requested. 

MINIMUM LENGTH OF STAY 

A minimum length of stay may apply during high demand or special event periods, as determined by Cowaramup Bakehouse Pty Ltd. If you reserve a room over such dates (as per the reservation terms and conditions) you agree to stay for the required minimum nights. Any changes or cancellations (within the cancellation period) are subject to a penalty and may result forfeiting of any pre-payments and/or deposits. 

BOOKING DEPOSIT

A deposit of 20% is required for all accommodation bookings. 

FINAL PAYMENT 

Payment for entire stay plus any incidentals is required before a minimum of 7 days prior to check-in. For high demand periods and special events, different payment policies that require 30 day pre-payment may apply. The payment policy will be confirmed at time of reservation. If the payment policy is not adhered to the reservation may be cancelled. We accept Visa and MasterCard via stripe. All amounts are charged in $AU (Australian dollars). Full and final payment for the holiday booking is required 7 to 28 days prior to the commencement of the holiday, depending on peak period, as per the Terms & Conditions. The card provided upon booking will be charged for the full amount if the booking has not been cancelled prior to the deadline. If the outstanding balance has not been received by the due date, the owner and/or the booking agent reserve the right to cancel the booking without notice and the guest will forfeit the deposit. 

CANCELLATIONS AND AMENDMENTS

Should you cancel or amend your booking after full payment is required and has been received you will forfeit 100% of the accommodation cost. All accommodation amendments prior to this time are 100% refundable. 

CAR PARKING 

You are agreed to enter the car park at your own risk. Cowaramup Bakehouse Pty Ltd does not accept any responsibility for damages or loss to your property or property belonging to someone else. 

AMENITIES AND PERSONAL COMFORTS 

The following amenities are included in all guest rooms: 

  • bedding linen, duvet and pillows 

  • bathroom amenities including; towels, shampoo, conditioner and body wash 

  • small bar fridge 

  • hair dryer 

  • iron and ironing board

INTERNET 

Complimentary internet is available with a limited data usage granted by Cowaramup Bakehouse Pty Ltd on check-in day. No additional usage will be granted once the limit is reached. 

CREDIT CARD AUTHORISATION 

Cowaramup Bakehouse Pty Ltd accepts Visa & Master Card. We may pre-authorise a credit card for any charges we deem appropriate to incidental charges that may be applicable based on the length of stay and suite type. Please ensure you have sufficient funds to cover additional incidentals for this purpose. 

FAILURE TO PAY 

In the event that a guest fails to pay immediately upon demand any amount owing to Cowaramup Bakehouse Pty Ltd, pursuant to the reservation and accommodation (including but not limited to any damage and cleaning fees), Cowaramup Bakehouse Pty Ltd reserves the right to deny access to the guest and ask that they vacate the premises. 

TERMINATION OF BOOKING

The owner and/or booking agent reserves the right to terminate the booking at any time. Due to all booking channels not being perfectly paired, there is a small chance that a double booking may occur. In the event that this is to occur it is at the owner's discretion which booking request will be approved. 

Should you be evicted from the property for breaching the booking conditions or rowdy behaviour, you will forfeit full payment. 

BOND/SECURITY AND THE GUEST RESPONSIBILITY

When renting the entire Cowaramup Bakehouse Pty Ltd property a $500 bond/security deposit is payable via the provision of the credit card details provided. 

Guests are expected to look after and take all reasonable care of the property and all the furnishings and equipment included in the property. It is the responsibility of the guests to ensure that all doors and windows are securely locked and that the property is left in a clean and tidy state at the end of the holiday. Any faults, damages or breakages must be reported to the owner, relevant booking agent or a representative of the booking agent as soon as possible. 

GUESTS WILL BE LIABLE FOR ANY BREAKAGES OR DAMAGES CAUSED TO THE PROPERTY DURING THE GUEST’S HOLIDAY OCCUPATION AND ALL COSTS OF REPAIR AND/OR REPLACEMENT SHALL BE PAYABLE UPON DEMAND TO THE OWNER OR BOOKING AGENT. IN THE EVENT THAT THE PROPERTY IS NOT LEFT CLEAN AND TIDY THE GUEST WILL BE LIABLE FOR THE COST OF EXCESS CLEANING WHICH WILL BE CHARGED WITHOUT NOTICE TO THE SECURITY DEPOSIT PROVIDED AT A RATE OF $70 PER HOUR. 

DAMAGE 

The guest will be held accountable for any damage to their guest room and common areas and contents during the stay dates. The guest will be liable for damages caused (including those by third parties visiting 

the guest) which will result in charging on repair and replacement cost. We reserve the right to process any charges in addition to accommodation to the presented credit card supplied at booking. 

EVICTION OF A GUEST 

Cowaramup Bakehouse Pty Ltd may evict a guest or visitors without warning. Guests who are evicted from Cowaramup Bakehouse Pty Ltd will be blacklisted and we may choose to notify the police or our agents. A guest is subject to such eviction should the following (but not limited to) occur; 

  • Intoxication and unsavoury behaviour 

  • Overcrowding - when the number of persons in the guest room exceeds the capacity (see maximum capacity table) 

  • Physical or verbal assault towards hotel representatives, residents or other guests 

  • Wilful damage to Cowaramup Bakehouse Pty Ltd property 

  • Any incident for which the police need to be called onto the premises 

  • Any behaviour posing a safety threat to others 

  • Ignoring advice to reduce excessive noise (music or other noise) 

  • Smoking within the guest room/inside enclosed communal areas (a cleaning and deodorizing fine will also apply)

FORCE MAJEURE 

Guests and hotel representatives of Cowaramup Bakehouse Pty Ltd are allowed partial impossibility in an agreement, where the performance of the agreement by either party is subject to acts of God, war, terrorism, government regulations, national disaster, strikes, civil disorder or curtailment of transportation facilities beyond the control of the parties making it inadvisable, illegal, or impossible to fulfil some or all of the agreement. Any agreements, contracts, quotes and reservations may be terminated without penalty for any one or more of such reasons by written notice from one party to the other. 

LIMIT OF LIABILITY 

We do our best to ensure your reservation arrangements are satisfactory, however Cowaramup Bakehouse Pty Ltd does not accept any liability whatsoever for any injury damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond our control including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or of any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial action. 

PET POLICY 

Cowaramup Bakehouse Pty Ltd allows pets in room 4 - the Roost only. Bringing a pet to Cowaramup Bakehouse Pty Ltd in any other room is considered a breach of your accommodation conditions and you will be asked to leave. Guide dogs are permitted and must have a medallion on their collar with the registration number and the owner must also carry a laminated pass (with the owner and dog’s name). Guide Dogs are required to be harnessed in public areas. Please advise ahead of time if you will be travelling with a Guide Dog. 

RATES 

All rates are quoted in AU$ (Australian dollars) and are per room per night and include 10% goods and services tax (GST). Rates within reservations that have a valid confirmation by Cowaramup Bakehouse Pty Ltd will be honoured. Rates that have been quoted are not confirmed until a valid confirmation email has been received from Cowaramup Bakehouse Pty Ltd and therefore subject to change. Cowaramup Bakehouse Pty Ltd reserves the right to amend rates that have been confirmed at incorrect rates due to human or distribution errors. 

RIGHT OF ENTRY 

In the event that the Cowaramup Bakehouse Pty Ltd has a legitimate cause for concern or if the guest has not been seen nor been able to be contacted over a period of time, the guest room may be entered by a hotel representative to ensure the safety and comfort of all guests is in order. 

RIGHT TO REFUSE ENTRY 

Cowaramup Bakehouse Pty Ltd reserves the right to refuse a guest entry to the hotel or accommodation for any reason whatsoever including where the guest has engaged in conduct on a previous occasion adverse to the hotel. 

SECURITY AND LOSS PREVENTION 

Cowaramup Bakehouse Pty Ltd takes no responsibility for any personal possessions that are lost, stolen or misplaced whilst on the premises. 

SMOKING POLICY 

All Cowaramup Bakehouse Pty Ltd s guest & communal rooms are non-smoking and smoking in the internal suite is not permitted. Fines will apply to guests who do not adhere to this policy. Smoking is 

permitted in designated outdoor area. Please dispose of cigarette ends safely and thoughtfully if you smoke outside. 

THIRD PARTY SELLING 

Cowaramup Bakehouse Pty Ltd does not permit resale to a third party or for trade purposes without prior consent and/or written agreement. Cowaramup Bakehouse Pty Ltd reserves the right to accept or reject any such reservations and charge 100% of the accommodation. 

TRAVEL INSURANCE 

We highly recommend all our guests to have an appropriate level of travel and holiday cancellation insurance to cater for any unforeseen circumstances.
